When you deal directly with the bank, you are restricted to that banks products, which may or may not suit you.  You will only receive general recommendations, not specific advice.  When you use a good mortgage adviser, you are dealing with someone who works on your behalf, not the lenders, and ensures your lending is structured appropriately for your circumstances. 
They are essentially the same.  Mortgage Broker was the original name to describe a Mortgage Adviser, however the title of Adviser is used more commonly nowadays.  At Allan Financial, we prefer to use Mortgage Adviser as it more accurately represents our advice based long term relationship model rather than merely a transactional one.
This depends on each application but the basics are income confirmation by way of last 3 payslips or financial accounts if self-employed, confirmation of deposit funds, last 3 months bank statements on your main bank account and ID.  We will discuss the exact requirements at initial stage of application.
This depends entirely on your specific situation.  Fixed gives you the advantage of securing an interest rate for a specific term that will not move during that period, thus giving you certainty.  Floating or variable loans give you flexibility to alter the loan structure, make lump sum payments or adjust loan repayments.  However with floating the interest rate can and does move in line with market forces.  In a lot of cases, borrowers end up splitting their lending but that’s where we come in, we will discuss the options with you and decide together what works best. 
We have no preference for any particular lender keeping us completely impartial.  We discuss your situation and look at what works best for you in the market.  This includes recommending a lender(s) that we deem suits you the best, which may include your current lender.  It is a consultative approach. 
We don’t personally write risk insurance, preferring to stick to our speciality in lending solutions.  However we are firm believers in protecting your assets, family and lifestyle and will discuss the issue with you as part of our ‘duty of care’. We work with a number of risk insurance advisers and can recommend an adviser as part of our service.
