Mortgages

In most cases the purchase of a home is the biggest financial undertaking most of us make in our lifetime. A home provides a sense of belonging as well as security for our family. With it being such a major commitment, it makes sense to ensure your home loan is appropriate for your needs and that’s where we can help.

Use our expertise and knowledge to make sure you are getting the best deal along with an appropriate loan structure. We work with our clients on an ongoing basis to ensure their loan is structured in their best interests taking into account their goals and changing circumstances.

Our services are generally free to yourselves as in most cases the banks remunerate us for business written with them (in some circumstances we may need to charge a fee but this will be agreed upfront prior to any work commencing).

First home buyers

Buying your first home can invoke an array of emotions.  Excitement at finally getting a home of your own, fear of ‘what am I getting myself into’ and back again to excitement as the big day looms for settlement.  We’ve been there, so we understand the feelings you experience.  That’s why, as mortgage advisers, we work closely with you every step of the way to look at all the options available.

We can help with:

  • <20% Deposit home loans
  • Using Kiwisaver for first home deposit
  • Housing NZ Home Start Grant entitlement
  • Welcome Home Loan vs standard low equity home loans
  • Preapproval mortgages

Buying your next home

Changing lifestyles, such as having kids, schooling needs or work, play a role in where and how we want to live.  At some stage you are likely to want to move house to accommodate changes in your life.  We assist a lot of people in this situation.  In some cases that may be a sale of their current home and purchase a new house or retaining the existing home as an investment property and purchasing a new family home.  Whatever you are looking to do, as mortgage advisers we have the expertise to ensure you consider your options and make the right decision.

Building

Construction finance can be complicated.  The banks all have differing policies and where one bank may not work another may.  We can assist in all types of house builds such as:

  • Progressive payment house builds
  • Turnkey construction (a small deposit is paid and the rest on completion)

There is a lot to consider when building.  From a financing perspective, we work alongside you throughout the build to make it as stress free as possible.

Property investors

We understand property investment and the desire to build a long term income generating asset.  Whether you are a seasoned property investor or looking to start out with your first investment property, we can help.  We can also point you in the direction of highly experienced property managers, real estate agents, accountants and solicitors.

Refinancing / loan structure and refixing

Not happy with your current bank?  Maybe you can get a better deal at an alternative lender.  How about structuring your loan so that it works for you.  Did the bank provide any help or did they simply say put it over 30 years without explaining why they suggested that?  Don’t mistake that ‘suggestion’ for advice, it is not.  We provide assistance and advice with the following:

  • Refinancing of your loan to provide a better outcome for you.  We can look at your situation and see if a better solution is available for you.  You have our commitment to give it to you straight, if it is better to stay where you are we will tell you even if this means no business for us.
  • Loan Structure – We look at whether your loan is structured correctly and if we can assist in helping you pay off your loan quicker, saving considerable amounts of interest in the process.
  • Refixing is when your fixed rate comes up for review/ expiry – We assist our clients in getting the best options available to refix their home loan, residential investment loan or commercial mortgage.
